The newest real estate report from Homes.org details the current trends and activity in the Denver real estate market during April 2012. Using the most recent sales data, the Homes.org report highlights the factors that are driving the market and what buyers and sellers can expect in the months to come.

According to data provided by Metrolist, the MLS serving the Denver area, the Denver real estate market prices are increasing while the inventory is decreasing. Below are some key findings:

  • ????Total Sales in April 2012 are 12% higher than March
  • ????Median Sales Price is $130,000 down .3% from April 2011
  • ????Average Sales Price is $275,241 up 6% from March, 11% from April 2011
  • ????April 2012 Pending Sales were 3% higher than March at 2,132
  • ????April 2012 inventory levels are down 43% compared to the same time last year
  • ????Average Days on Market was down 13% April

Denver is experiencing significant improvements in everything from sales price to day on market. Inventory levels have dropped to a two to three month supply which experts say will likely push prices higher in the coming months. ?With these tight inventory levels, I wouldn?t be surprised to see further price appreciation into this summer?s buying season,? said Kirby Slunaker, Metrolist?s CEO and President.
